News From the Board

Board of Directors

We all know that fall is in full swing when the Social Committee has their annual fall fest. This year, the initial date had to be postponed due to poor weather conditions and was held a few days later. Once again, it was a successful event. We thank the Social Committee for their continued support and investment of their time to our community. Since they are always on the lookout for volunteers, so give them a call. They could use your help to not only plan, but to stage future events. This helps to build our community and is also a good way to meet your neighbors.

Pool maintenance and upgrades will begin shortly. Our goal is to have the pool filter run more efficiently and eliminate the constant repairs. We will realize a savings in electrical usage, as well as having a cleaner pool during the season. It should take us about 2 ½ years to recoup our investment by significantly decreasing our electrical usage, especially during the winter months. We have also requested bids to replace the fencing around the pool. We've been experiencing trespassers leaping over the gate and side areas of the pool in order to gain illegal access. This has created damage and weak spots in our fence and gate area. Since the pool need to be inspected prior to opening next season, all construction and repairs must be made before then. In order to prevent this from happening in the future, we are looking at 6ft. high steel fences. The aluminum bends and breaks too easily. Once again, this is a reminder that pool key fobs are reusable yearly, so don't throw out the ones you were issued; it stays with the address and will only be replaced for a fee once it was issued. If you have not received your pool key fob, please contact us in May, just before the pool season opens.

Election Day is over; just a reminder that political signs that have been seen throughout the community must be removed. Holidays are coming upon us and many will be decorating their homes for this season and adding a festive look to our neighborhood, remember that these decorations must be taken down shortly after the holidays.

Because of the mortgage crisis nationwide, we're experiencing homes being abandoned or foreclosed upon. The Board along with Cedar Management has been trying to keep pace with them. It's unfortunate that the banks refuse to take official ownership of the properties when they foreclose, often not filing the deed change with Iredell County, thus leaving the past owner on paper responsible for the property. This makes it difficult for the Board to hold anyone responsible for the upkeep of the properties. The homes around them have to put up with unsightly condition of the property and portray the community in a bad light. The Board has notified the town when lawns have grown taller than 10 inches. They usually will mow it and charge the homeowner/bank or put a lien on the home. The way the banks are handling these foreclosures, no one gets paid back for the expenses incurred. Not the kind of situation we like.

Landscape Committee

Community Watch

The landscaping committee along with a select few planted new shrubs by the pool area and removed the old one. Thank you to the few that always come out and help. We replaced them with some color. These are fast growing and will hopefully fill out quickly. We could not save the old ones. There were to many that were diseased, missing and just in bad shape so saving them was not a option. We also replanted plants in the front by the monument. Those that had died and got destroyed when the car ran up there. Have some plans for the fall to plant some more shrubs down by the pines before the second entrance. I really want to make the second part of the community look as nice as the first part. A little at a time. Also have been getting quotes on getting a electric line reran so that we can have our lights back in the beds by the first entrance. Again always looking for volunteers.

The Social Committee wanted to take a quick moment and explain briefly why we had to reschedule the Fall Fest this past month. Several of the members were up very early tracking the weather reports. At 7:00 AM it was still raining on Saturday, October 29th morning (the day of the Fall Fest). We had to make the decision to cancel the Fall Fest at that time. The bounce house was scheduled to be set up at 7:30AM and the people doing the hayrides start early in the morning to prepare for an event. The weather prediction was a 50% chance of weather in the morning but was predicted to clear up by 2PM. So it was a gamble. We felt it was in the best interest to cancel since it was raining at the time. As it turned out, the clouds rolled out, and the skies brightened into a gorgeous day. But we could have lost up to $500 if we proceeded and it rained.

In addition, if the bounce house would have gotten wet, your children could have gotten hurt bouncing in wet conditions. Plus, we felt that with it raining all night, the ground was extremely wet and we couldn't have had any of our scheduled games. So we do apologize for not being able to proceed with the event that day. We did try and have a modified version of the Fall Fest that following Wednesday, November 2. We are fortunate that our vendors were sympathetic to the rain situation and were willing to work with us. For those of you who attended, we hope you still enjoyed coming and got to have evening hayrides and festivities. We hope this explains to you the "behind the scenes" reasons for the cancellation.

Due to the limited availability of the Social Committee, there will be no holiday events planned for the month of December. The Social Committee wishes you Happy Holidays and a Safe and Healthy New Year.

The pool is closed for the season. The board and pool committee are planning and scheduling improvements, maintenance and upgrades to make next pool season better for us all.
