News From the Board The Board has been continually busy, even during the past holiday season. We’ve had several issues that have demanded immediate attention, such as the accident at the front monument; we were able to get the police report and filed a claim against the motorist who smashed into it. We’ve received several estimates for repair work to the Monument, landscaping damage and irrigation system. Repairs will commence once the insurance company has committed to paying for the damages and it gets a little warmer. Over the past couple of months, with the help of the pool committee member Tony Nespoli, we have documented much need repairs to the pool house structure (roof joists). The Board had contacted Ryland for warranty work on the structure and was informed that the building was out of warranty. After long discussions and hints of media coverage, we’re happy to report that repairs have been made to the structure. The Board is looking into increasing the strength of the structural joints of the ceiling joists and will begin repainting the structure shortly after that work is done. Carolina Pool Mgmt. has closed down the pool for the season and winterized the system. We should see a savings in electricity usage, since the pumps were shut down.
During the 2010 pool season, the Board and Pool Committee members have had numerous problems with the gate locking system. Not being involved in the original purchase of this system, we spend a considerable time tracking down the company that installed it. The company that the system was purchased from turned out to be a residential security company and sub-contracted the work out to another company. That company installed the system the wrong way. After much letter writing, telephone calls, BBB contact and researching legal alternatives, we came to the conclusion that it was more cost effective to install a new system than go to court. A new gate locking system has been installed and is working effectively which should make the pool area easier to control for years to come. The Board has voted not to hire lifeguards for the 2011 pool season, the decision was made on the results of the pool survey that went out last May (over 250 responded) and added cost of lifeguards this past season. Not only did we pay for the normal season, but an additional $4000.00 plus was paid to extend hours and the pool was still not open for the full day. The Board has installed a new security system that will not only keep guard over the pool area, but will also monitor the parking lot and play ground.
The Board will be meeting with the pool committee, to revise pool rules, pool hours and needs for the pool area.
Many residents have made suggestions that our covenants need to be reviewed and areas need to be strengthened and other areas need to be relaxed. Any changes to our covenants need to be approved by the community, not by the Board. Therefore, a committee has been formed to review the covenants and propose changes that reflect the needs of the community. Any recommendations will be put up for vote at our annual meeting. The Board has selected Sean Kinahan to chair this committee. Those interested in participating in this committee should contact Sean, through the HOA website, HERE.
Over the past several weeks, a subcontractor has been installing fiber optic cable along Linwood Rd, encroaching upon our property; they have been informed that they will be held responsible for any damages incurred by them, especially to the irrigation system,. We will not be able to determine any damage, until we prepare for the spring season. Contact has been made with this company and they agreed to repair any damage that they caused. The landscaping committee, chaired by Barbara Pfeffer, has done an outstanding job this past season and we don’t want anyone to destroy that work. We look forward to what they’ll, (landscaping committee) will be doing next season.
We remind our community members, that when walking a dog, please be courteous to the rest of the community and clean up after your pet. In the two common areas, one by the pool area and the other on Middle Grove, doggie stations were installed this past year, it’s maintained currently by the landscaping committee, they were installed so that you would able to clean up after your pet. Many homeowners have complained that their property is being used as a pet latrine. Your dogs should not be using other homeowner’s properties as a bathroom. Please pick up after yourselves or curb your pets (walk them in the street). For the most part, our community members have been responsive, but there are still some who walk their pets and leave their mess behind, we ask that you please participate, this is your community as well and we want it kept clean.
The Board has received complaints that there is speeding on our streets, the posted speed limit, set by Mooresville, is 25 MPH. The Board has contacted Mooresville PD and relayed those complaints, they say that they will come out again and observe, issue tickets to violators. We're told that more can be done, but the community should call MPD and inform them of speeders, that they don’t receive many complaints, so it’s not warranted. MPD can be reached at 704-664-3311. This will help keep our neighborhood safer for our children.
Once again, we reminding homeowners that garbage rollouts need to be concealed from the road. A shrub in front does not count if you can still see it from the side. Fines can be steep if the covenants are not followed.
We would like to commend the Social committee on all the hard work they’ve done over the past year. With virtually no budget, they have still managed to do some things. They put together this newsletter, not an easy task by any means and with the help of Nola Cooper get it to you electronically.
