News From the Board
As we approach the spring season, many residents are doing their spring chores around the community and the Board has been working with the various committees. The Landscaping committee chaired by Barbara Pfeffer has been working with LawnPro Landscaping, bringing the common areas back from the winter’s damage. Tony Nespoli, has been busy as well, with PH Pool Management to have the pool open for the beginning of May. Lori Stewart has been busy with the Social Committee, making plans for the year. Read their reports in this month’s issue of the newsletter. Volunteers are still needed on these committees, consider lending a hand by joining them.
Last month we had our annual budget meeting, although it wasn’t a bad showing of residents, more are encouraged to attend. It’s your community, so let’s get involved. The budget for 2011 was presented and passed. Questions to the Board were interesting and hopefully the Board had answered all questions successfully. Issues that were addressed: dues increase, pool repairs, landscaping, speeding through the community. Our annual meeting for election to the Board is on May 25th, 2011, 6 pm at the Charles Mack Center. Interested residents should make their intentions known, to help speed the process, nominations from the floor is also available.
Recently the lights in front of the pool house were vandalized, the Board is currently looking into bringing those responsible to bear the cost of repairs. Although it doesn’t appear to be a malicious act, still damage was done to the lamp post and the community should not have to bear the cost of repairs. Some other issues brought before the Board recently: some have said that they didn’t receive notice of dues that were due on March 1st. Cedar Mgmt. has been sending out the dues reminder for the last 3 years in the months of February and June, homeowners should be aware that it’s due on March 1 and July 1 of every year. Fees and fines are set up to help recover the cost of letters that are sent out. Complaints are still coming in about walking pets around the community. Many residents have decorative flowers, shrubs or well-maintained lawns and pet owners are allowing their pets to urinate and defecate in those areas and killing the plants. Please be considerate to your neighbors and curb your pets, as well as clean up after them.
Your HOA dues are due now. Beginning April 1, late fees will be applied, any fees owed will be deducted first, and then the remainder will be applied to the dues, so make sure that is included in your payment, to avoid any additional fees. Our Annual Budget Meeting on March 24, 2011, will start 6 pm, we will present the budget for this year. There will be a question & answer period after the budget. We’re planning on keeping to the agenda and would appreciate that you hold questions to that designated time.

Architectural Review Committee
This month, we would like to discuss Sheds. Our Covenants and Guidelines are set up to control uncontrolled building that might affect our home values and potentially create hazardous situations. They are also supposed to be designed to reflect various zoning laws. Our covenants state that no dwelling (i.e. shed) can be built with the setback that was assigned to all our properties. That setback is usually 10ft. from the property line on the sides and can vary a great deal in the front and back. Your individual Plats will show your own setbacks. Our Guidelines do not allow any sheds on the sides of the house, because they usually violate Iredell County Zoning Codes. In Iredell County, a Homeowners needs to get a permit to erect a shed and then needs to have it inspected. Also, the following rules apply:
- Shall not be erected in front of the front building line of the principal structure;
- Shall not be erected within twenty-five (25) feet of any side street on a corner lot;
- Shall not be erected within ten (10) feet of any property line not a street line or within ten (10) feet of any other building on the same lot;
Which means 99% of the homes in this community would violate building codes by erecting a shed on the side of the house. This is the reason sheds have been banned from the side of the home. We have received many complaints about people that have ignored this rule and have built sheds on the side and this is the reason we are moving to strictly enforce this rule.
