2011 Annual Meeting

The Linwood Farms HOA Annual meeting is scheduled for Wednesday, May 25 at 6 pm at the Charles Mack Citizen Center.

Residents/Members received a letter containing a proxy statement (used to give another member permission to vote in your stead), and a Board of Directors nomination form. Please contact the Board if you do not receive your letter by May 11.

Proxies must be received by the Board of Directors OR Cedar Management Group no later than Monday, May 23. You may also sign your proxy and give it to a neighbor who is able to attend. That neighbor can submit your proxy at the beginning of the meeting (at sign in).

The meeting agenda will be as follows:

• Welcome & Introduction
• 2010 Accomplishments
• 2011 Goals & Priorities
• Nomination/Election of Board Members
• Question & Answer Period
• Adjournment

Nominations should be returned to Cedar Management (in the enclosed envelope) no later than May 23.

2011 Budget Meeting

The Budget Ratification Meeting of Linwood Farms Homeowners Association has been scheduled for March 24, 2011 at 6:00 pm. The meeting will take place at the Charles Mack Citizen Center on Main Street in Mooresville.

The agenda for the meeting will be:

-Review 2010 Financials
-Discuss Reserve Funds
-Major Repair Review (pool, irrigation, stonework, etc.)
-Questions
-Ratification of Budget

New Committee Forming

Many residents have made suggestions that our covenants need to be reviewed and areas need to be strengthened and other areas need to be relaxed. Any changes to our covenants need to be approved by the community, not by the Board. Therefore, a committee has been formed to review the covenants and propose changes that reflect the needs of the community. Any recommendations will be put up for vote at our annual meeting. The Board has selected Sean Kinahan to chair this committee. Those interested in participating in this committee should contact Sean, through the HOA website, HERE.

Changes are Coming

The Linwood Farms Board of Directors and Social Committee have collaborated to make some great changes to our website and newsletter. In order to become an Eco-Friendly neighborhood, we’ll be changing our newsletter to an online version ONLY in the new year. Starting in January 2011, you will receive your newsletter via your email box only (no more print version in your paper box). The newsletter will be sent out on the 10th of each month, and will be in an easy-to-read digital format. Story submissions and advertising to be included in the newsletter will accepted up to the 5th of the month.

Newsletters will be archived online (as always) for you to read at your leisure, and each edition will include a link to “Print a Copy” from your own printer if you so desire. If you haven’t signed up for the mailing list already, please do so here on our website (the sign up form is on the right side of the site, under the heading “Mailing List”). Important stuff from the Board or the HOA Management company will still go out via US Mail as before.

You’ll also notice a new website design in December which will be much more streamlined and easier to use. We’re working to be responsible, earth-friendly, and communicative at the same time.

January 2010 Board News

2009 was an interesting, yet exciting time for the two newest members of the Board. Dan and I weren’t seated until the end of July and Mauro resigned sometime after that. Not having any documentation from the previous Board, it took several months before Dan and I obtained copies of existing contracts and legal papers. Once that happened, we rolled up our sleeves and started working. Rhett Dusenbury, Mooresville’s Commissioner At Large, has joined our Board. All contracts have been reviewed and new companies will replace existing ones. In February, we will sign a new contract with a different Landscaping company that should do a better job than the previous one. And, we are in the process of cancelling our existing pool contract and going with a company that offers us more options. We have replaced the lights in front of the pool house and will have them re-wired so they can be turned on without having the main lights go on. Meetings have taken place between the Board, the Town of Mooresville and Duke, and a new light has been purchased and will be placed at the main entrance to Linwood Farms. This should light-up the whole intersection and cut down on the vandalism that has taken place. Most of the stone work at the front entrance has been repaired and a street light with be installed near the curve at the center of Centerpoint Drive. Also, due to the keen eye of Dan, he has spotted that the town has been charging us for sewer and water on a piece of property that has irrigation only. The Town is refunding the sewer part of the bill. Go Dan.

The Board is currently working on establishing new committees, i.e. Landscaping, Handyman and Covenants, so more people in the community can be involved. In February, the Board will have its first ever open meeting. This meeting will be limited to 15 people (one per household) who sign up due to room size. This will not be a “come and complain” meeting. The board will conduct its normal business and the attendees will then be allowed to address the Board. All questions will be submitted in advance and any person that wants to speak will be given 3 minutes. Anyone who wishes to attend & participate will need to register on line on the Linwood Farms Website.
