Pardon the cliche, but can you believe the end of the year is here already? How come time didn’t move this fast when I was waiting for my driver’s license?
First, Merry Christmas to everyone! I hope this message finds you in good spirits and health. I’ve received several emails from folks interested in knowing what has been going on so here’s the latest…
For the most part, things have been quiet business-wise. You might recall we changed management companies in August. The transition to Cedar Management has gone as well as can be expected. With one or two exceptions, they have been very timely in their service to us and the Board is pleased thus far. We are particularly pleased their customer service appears to be meeting the community’s expectations as no criticism has been raised to date.
One aspect of Cedar’s role is conducting neighborhood inspections. Some of you may use this as a gauge of effectiveness (of both Cedar and the Board). For those who might be interested, I mentioned in October’s post that 126 friendly reminders had been mailed to homeowners who were not in compliance with the CC&R. Of these, approximately 108 of the violations were corrected immediately; only 18 required a second notice. No hearings were required- meaning all violations were corrected.
You may also recall we had a closed board meeting in October. As I’ve mentioned many times before, homeowners have the opportunity to address the board at its meetings, but this month a board member was homebound recovering from a medical procedure and we were bringing Gary Rains on board. Needing to address business, it was decided to have the meeting at the board member’s home and set up a separate meeting for the community. The community meeting was held on Oct 15 at the public library. Minutes for both of those meetings are posted for your review.
In mid-January, we’ll have a community meeting to ratify the 2009 budget. It will take place at the Charles Mack Center on a date and time to be determined shortly. You will receive a copy of the proposed budget and notice of the date and time in advance by mail. Anticipating the one question many folks have anytime a organization discusses a new budget- dues will not increase during 2009.
Another item of recent interest and concern has been the lights at the first entrance. The problem has not been nailed down yet, but it appears there is an issue with the wiring (which runs under the street) to the lights. An electrical contractor has been called to investigate further. Hopefully it will be corrected soon.
Finally, I want to give a shout out to the Social Committee for a very successful effort organizing our many community events this year. And there were many. The most recent include the 12 days of Christmas which included caroling and crafting opportunities and a Toys-for-Tots toy drive. Many of you took part in the Fall Fest held in November, one of several well-attended community parties. The few hours you enjoy at a community party are the result of hundreds of hours of planning, purchasing, setting up, and cleaning up. A tremendous amount of time and energy are expended by these ladies and I hope you will join me in thanking them. I’m very proud of their work and what it means to our community. Thanks.
