The October 6th Board meeting will be closed to homeowners because of facility availability. The Board plans to have an alternative meeting open to homeowners within two weeks of the Board meeting, and that meeting will be announced here on the website.
As some of you have undoubtedly heard through the grapevine, Steve Davis has resigned his position on the Board of Directors. Steve’s presence on the board will be greatly missed. Well before he was elected in 2007, he was very active in the community volunteering with his neighbors to organize social events. He also spearheaded the effort to have the Town of Mooresville reduce the posted speed limit in the subdivision. Those who might not recognize him by name may better remember him as the man sweating it out of over the cooker during the June Bash –grilling hundreds of hot dogs and hamburgers for everyone.
With his departure, comes the need to fill the Board vacancy. Fortunately, our by-laws address this situation clearly. Article V, Section 6 states a vacancy on the Board “may be filled by selection by the remaining directors of a successor who shall serve for the unexpired term of his predecessor.” In this case, Jay and I have conferred and have chosen a successor for Steve’s remaining term: Gary Rains. When considering the vacancy, our goal was to find someone whose residence provided some diversity in geographic representation (i.e., all the directors wouldn’t be from the same block or general area). This will help to ensure directors are more familiar to you and relatively accessible- a short walk away from your home, if you will. Secondly, we desired to appoint someone whose goal is to serve the community; that whoever might be chosen would not have an underlying agenda, but a desire to administer the Association’s business dispassionately. Finally, we considered previous experience serving in a homeowner’s association. Gary fits the bill each of these measures. We are confident the knowledge and experience he brings will benefit the community and are appreciative of his willingness to volunteer his time to serve in this capacity. You can find a short bio of Gary on the Directors webpage and we’ll post a picture shortly so you’ll know who else to throw eggs at (Jay and I want to share the wealth). Gary lives at 257 Golden Valley Drive.
If the several conversations I have had with neighbors over the past couple of weeks are any indication, it sounds like folks are learning (albeit indirectly) of our transition to Cedar Management Group. Cedar performed the first monthly property inspection since the transition on Wednesday, the 10th, and recorded 126 violations of the community’s covenants, conditions, and restrictions (CC& R) –significantly more than any month under AMG.
The most common violation dealt with lawn maintenance. Not surprisingly, this category of violations has upset folks –some have suggested they shouldn’t be held responsible for tall grass because the previous week’s rainy weather prevented lawn care. Fair enough, but it is important to remember the notice received was simply a “friendly reminder” and should be treated as such. Only when the violation remains for 30 days, will it be recorded as a violation at which point the homeowner is subject to corrective sanctioning (following the hearing process).
In other news, our very energetic and successful Social Committee is working out the final plans for the Fall Fest to be held on November 1. If the June Bash is any indication, this is sure to be another great community event. The painters finally were able to finish the painting and washing the pool building yesterday. Like you, I was glad to finally see the exposed wood covered. The work wasn’t supposed to take this long, but weather was disrupting schedules. It was somewhat of an eyesore for sure, but who will complain about all the rain we’ve enjoyed thus far? On a related note, the pool committee will be meeting later this week to confirm the quality of work and to discuss pool business.
